This FAQ has been prepared for the benefit of prospective homeowners considering our community, but may be helpful to long-term residents in our community, too. We hope you find it useful.

Exterior Painting
  • chevron_rightAre there any restrictions to painting my home?
    Yes. All homeowners are required to fill out an architectural request form that is located at the guardhouse or available to current residents via this website. The association requires that all colors must be chosen from the pre-approved palette. Also, the color chosen may not match either neighbor on the sides or the homes across the street.
  • chevron_rightWhat color may I paint my home?
    The community requires that exterior paint conform to a defined and pre-approved color palette.  Please click here to view the approved color palette.
  • chevron_rightAre there additional requirements regarding painting?
    A few additional requirements apply:
     
    1. All contractors must be licensed and insured and that documentation must be submitted with the architectural form.
    2. The wall(body)/trim colors from the color palette are reversible.
    3. The front door and the garage door colors must match each other and the associated palette colors.
    4. You may paint the front door and garage door color a faux wood finish but the actual color must be submitted to management.
     
Fencing
  • chevron_rightWhat type of fencing is allowed?
    Throughout the Association Shadowbox wood, Vinyl Shadowbox and Aluminum Picket Fencing is permitted. Please refer to your subdivision's architectural guidelines for more information regarding specific design and construction requirements. Both sides of the fence must be maintained.  Hedges must be planted on the street side of the fence.  An ARC Form must be filled out and approved.

Landscaping
  • chevron_rightDo I need approval to change my landscaping?
    Yes. All changes to landscaping require architectural approval. An architectural request form must be filled out with specific details of what is being done to the landscaping as well as a drawing/survey of the home.  The ARB should also include information on what is being removed to ensure enough planted material is going back in.
     
    The general expectation of the homeowners within the community requires a balance between lush landscaping, mulch and sod.  The community does not want to see large mulch beds without plant material, nor sod (grass) through your front yard with little to no plant material. 
  • chevron_rightDo I need approval to trim my trees?
    No.  However, it is a County and City Law that you must hire a licensed arborist to trim your trees.  Accordingly, the City of Weston has a list of licensed arborists that are permitted to work within the City limits.  Please keep in mind that you are not permitted to hat rack your trees or you might be required to remove it and replace it.  The Association trims the swale trees on a yearly basis.
  • chevron_rightWhat should I do if I want to remove a tree?
    You need to determine if it is a palm tree or a hardwood shade tree.  All tree removals require Association approval and may also require City of Weston approval as well in addition to replacement of that tree.
  • chevron_rightCan I replace a shade tree with a palm tree?
    NO!  You must replace a palm tree with a palm tree and a shade tree with a shade tree.
     
    The species that is approved by the Association may be stricter than the City of Weston’s regulations.  You must confirm the replacement tree with our community association prior to removing and replacing the palm or tree.
  • chevron_rightWho is responsible for collection and handling of fallen limbs and leaves?
    Each homeowner is responsible to remove and dispose of plant material, including branches and leaves, that fall in their yard or their swale area.  Please do not blow debris into the storm drains as this can cause flooding during periods of heavy rain.  Please instruct your landscapers to remove all debris.

Pets
  • chevron_rightAre there any restrictions related to pets?
    Homeowners are limited to 2 dogs/cats per household unless granted permission from the Association for a greater number.  However, you must clean up after your pet and they must always be walked on a leash.  The owner of that pet is responsible for their actions.  Please keep in mind that your pet(s) can and will make noise that can be a nuisance to others.  The Association does not get involved in neighbor versus neighbor disputes and if there is a serious concern about an animal, then one should call Animal Control and or City of Weston Code Enforcement.
     
Pool
  • chevron_rightWhere can I purchase a pool key?
    Pool keys for the bathroom are available for purchase at the Management’s office located at 2645 Executive Park Drive, Weston FL 33331 or at the guardhouse. The cost for a pool key is $5.00 and you must provide your license and vehicle registration at the time of purchase. Payment is accepted by check or money order only.   • chevron_rightIs the association pool heated?
    Yes. The pool is heated from the weekend prior to Thanksgiving through the Sunday after New Years in January before the kids head back to school.
Sidewalks & Swales
  • chevron_rightWhat is the difference between common area, limited common area and private property?
    To understand responsibility for sidewalk and swale maintenance, it is useful to understand common area, limited common area and private property.
     
    • Common areas consist of but is not limited to the roads, pool area, soccer field, all parks in each sub-division and all berm areas on major streets that the Association maintains.
    • Limited common areas consists of the sidewalk and swale areas in front of your home.  According to the Association By-Laws, it is the homeowner’s responsibility to maintain those areas.
    • Private property consists of your surveyed land inside of the sidewalk.
  • chevron_rightWho maintains the sidewalks next to my home?
    Sidewalks are maintained by the adjacent homeowner.  This includes pressure cleaning and repair if necessary.
     
    Usually, every other year, the community association removes and/or repairs the worst sidewalks based on the funding the Association has saved during the two year cycle.  The Association does not remove/replace/repair the portion of the sidewalk that is part of the driveway. That is still the homeowner's responsibility.  In addition, the Apron of your driveway is the homeowners responsibility to maintain/replace if necessary.
  • chevron_rightWhat is a swale area?
    The swale area is the piece of land, grass and tree between your sidewalk and the street. 
  • chevron_rightWho maintains the swale area?
    The swale area is a limited common area. According to the documents of the Association it is the responsibility of the homeowner to maintain the swale area. 
  • chevron_rightWho maintains the swale trees?
    The Association is maintains and trims the swale trees once a year.  Please do not trim the trees or plant any ornaments or flowers around the base of the swale trees.  The base of the swale trees are mulched twice a year by the Association.  Please do not change the color of the mulch. 
  • chevron_rightWho maintains the swale grass?
    The homeowner maintains the swale grass.  The grass should be green and level with the sidewalk.
Vehicles & Parking
  • chevron_rightWhere can I purchase a new transponder or sticker?
    Transponders may be purchased at the Management office located at 2645 Executive Park Drive Weston, FL 33331. The transponder cost is $25.00 for a windshield sticker and $45.00 for headlight sticker. You must provide proof of residency by showing your driver’s license and vehicle registration (for the vehicle it is going to be attached to) at the time of purchase.   • chevron_rightAre there any restrictions on parking?
    Yes. All vehicles must be parked in your driveway, may not be parked on a swale or grass area, and may not be parked on the street overnight. Unauthorized vehicles include any commercial vehicles, cargo vans, boats, campers, RVs, or trailers of any type may not be parked overnight.  Also, any inoperable vehicles or a vehicles without a current tag are subject to a parking violation.
  • chevron_rightAre pick-up trucks allowed overnight?
    There are certain restrictions in regards to pick-up trucks.  No commercial vehicles are allowed, no dual wheel tires, no lifted or lowered trucks, the tailgate must remain installed, no camper tops, no tool boxes attached, no overnight storage in the bed of the truck and no pick-up trucks hitched to other vehicles.
